ACE proudly served as the Lead Design Consultant (LDC) for the Al Naseem project, overseeing every design phase—from initial validation to permitting and the Issued for Construction stage. The firm’s design leadership and attention to execution detail were formally acknowledged by MODON’s design management, who issued a letter of appreciation recognizing ACE’s exceptional work.

Challenge & solutions

Al Naseem is a premium residential community nestled near the shores of Hudayriyat Island in Abu Dhabi. It features luxurious four to six-bedroom villas, thoughtfully crafted for those seeking a refined island lifestyle in the heart of the capital. The development embraces two distinct yet harmoniously integrated architectural styles—South Californian and Modern Contemporary—seamlessly blending elegance with practicality. The architectural language showcases bold cubic forms, varied window layouts, and crisp white facades. Pergolas are not only visual highlights but also serve as functional shading elements, while metal accents add a sharp, modern edge.

This fusion of Southern Californian charm with innovative design principles responds uniquely to the character of Hudayriyat Island. The villas boast clean lines, expansive glazing, and a distinctive pitched roof that elegantly conceals rooftop equipment, preserving the aesthetic appeal.

Interiors are open-plan and highly flexible—designed to adapt into home offices, playrooms, or any personalized function. Each villa is complemented by a private garden and separate entrance, ensuring both comfort and privacy. A central courtyard enhances the serene atmosphere, while the client’s curated selection of light and dark finishes brings sophistication to the interiors, aligned with their elevated design preferences.
